 | Central Berkshire Forest: |
The Berkshire Structure Plan 1991 - 2006 includes a proposal for a 'new forest' in the central part of Berkshire. The Council will seek the conservation of existing trees and the
promotion of new tree planting in association with new development in this area.

An area given statutory protection under the Planning (Listed Buildings and Conservation Areas) Act 1990 - Section 69, as being of special architectural or historic interest, the character or
appearance of which it is desirable to preserve or enhance. These areas are concerned more with the quality and interest of an area, rather than that of
individual buildings, which fall under listed building control. Conservation areas very often contain listed buildings. Wokingham District has 16 existing
conservation areas.

Greenfield site, on land south of Reading and north of the M4 motorway (22 hectares west of Courage Brewery and 3.5 hectares west of Kybes Lane), to be developed as a Core Employment Area.

in Wokingham District forms part of the Metropolitan Green Belt surrounding Greater London.

Routes into Wokingham and other settlements, lined with trees and other vegetation that make a significant contribution to
environmental character, that should be enhanced and maintained wherever possible.

Stretches of road, that have the potential to be green routes (in particular, sections running between existing green routes) that should be enhanced
through landscape and planting schemes.

Green Wedges are areas of open space penetrating, partly enclosed by, or separating identified settlements. Gaps comprise of open

in the physical and visual separation of settlements, will not be permitted.

Area of land liable to flooding, as defined by the Environment Agency, development of which could cause increased flood risk in surrounding areas and downstream.
Please Note.The proposals map shows the flood plain as at 2002. However, the flood plain maps will be used and updated over time and the proposals map should be used as only indicative.
The developer must therefore check with the Council or the Environment Agency for the latest available version on the extent of flood risk in the District.

 | Thames River Valley Policy Area: |
The Thames Valley is a landscape and recreation resource of international, national and regional importance. The objectives of the policies for the
Thames Valley are to: a) protect it from development that would have a detrimental impact on its character, b) protect it from loss or erosion of riverside landscape
features, c) encourage the positive management of the landscape features. Within the Thames Valley river environs the Council will seek the management and enhancement of
landscape features to conserve the river and preserve the riverside character.

 | Town Centres: |
The physical area within which there is a concentration of key town centre functions and parking to serve the centre. The town centre
acts as a focus for the community and is served by public transport provision. The boundaries of the town centre are more widely drawn than the retail
centre and include an edge of retail centre buffer zone which is within easy walking distance of the principal shopping area.

 | Wargrave High Street: |
The retail fabric of Wargrave village is becoming more fragile. The retention and enhancement of shops to provide for day-to-day needs is
important to the social function of the village but care is necessary in the introduction of new shopping provision. This should only occur in premises
previously in retail use so that the visual character of the High Street with its intermingled residential and non-residential uses is retained.

 | Wildlife Heritage Sites (WHS): |
Sites of local importance for nature conservation, which have been identified against agreed criteria in conjunction with the Environment Agency,
Natural England and Berkshire, Buckinghamshire and Oxfordshire Wildlife Trust (BBOWT). These sites do not have the same status or protection as Sites of Special Scientific
Interest or Local Nature Reserves. Such sites enjoy priority status for conservation management grants and their value is taken into account in planning decisions.
