Identified areas that possess a range of services, facilities and public transport opportunities that would permit residents to occupy a reasonably self-contained community
without the need to use a private motor car to reach those services in larger settlements. The Council will seek new housing allocations within and on the edge of these settlements.

 | Category B Settlements: |
Identified areas that have a reasonable amount of development in a compact form and may be physically and socially cohesive, but possess a lower range of basic services.
Only very limited infilling and small windfall development will be permitted in these areas.

 | Development Settlements/Limits: |
Potential new boundaries to the settlements:
MAJOR - Major development locations are those with the greatest range of facilities and services which also allow residents the greatest choice in modes to access them. It is it
within the development limits of these settlements where major development (including urban extensions within these limits) would be acceptable;
MODERATE - Modest development locations are those with access to some facilities and services either within them or through good public transport services to major development
locations or centres in neighbouring areas e.g. Bracknell, Crowthorne and Reading. It is within the development limits of these settlements where modest development would be acceptable;
LIMITED - Limited development locations are those containing a basic range of services and facilities and are physically and socially cohesive. Within the development limits of
these settlements, limited development would be acceptable.

Assessment of Gaps and Wedges Within Wokingham District, conducted by Chris Blandford Associates. This assessment was conducted to assist the Council in deciding where
it should retain existing gaps and wedges in the district or make provision for the designation of new gaps and wedges.

 | Green Belt: |
An area designated to protect against inappropriate development in order to check unrestricted urban sprawl; safeguard the countryside
from urban encroachment; prevent towns merging; preserve the special character of historic towns and assist urban regeneration. The area of green belt
in Wokingham District forms part of the Metropolitan Green Belt surrounding Greater London.

 | Green Wedges and Gaps: |
Green Wedges are areas of open space penetrating, partly enclosed by, or separating identified settlements. Gaps comprise of open
land which provides physical or visual separation between distinct identified settlements. Development in these areas, that would lead to coalescence and threaten their essential function
in the physical and visual separation of settlements, will not be permitted.

 | LDF Sites: |
Potential sites for development put forward by developers and landowners as part of the
Site Allocations Development Plan Document (DPD) process of the Local Development Framework (LDF). The Council has not at this stage made up its mind which of these sites will be selected for its
draft Site Allocations DPD.

 | Thames Basin Heaths (TBH) Special Protection Area (SPA): |
Area designated in accordance with Article 4 of the EC Directive on the conservation of wild birds (79/409/EEC), also known as the Birds Directive.
The Thames Basin Heaths SPA comprises 13 sites (in total some 8400 ha) affecting 15 Local Planning Authorities (LPAs) in Surrey, Berkshire and Hampshire and have been specifically designated to protect three rare species
of ground nesting birds: WOODLARK, NIGHTJAR and the DARTFORD WARBLER.

 | 400m TBH SPA Linear Mitigation Zone (LMZ): |
Area within 400m linear of the Thames Basin Heaths SPA boundary. Natural England advises against development within this distance.

 | 5km TBH SPA Linear Mitigation Zone (LMZ): |
Area within 5km linear of the Thames Basin Heaths SPA boundary. Natural England should be consulted on any proposal for 1 or more dwellings (net) between 400m and 5km from the SPA boundary.

 | 7km TBH SPA Linear Mitigation Zone (LMZ): |
Area within 7km linear of the Thames Basin Heaths SPA boundary. Natural England should be consulted on any proposal for at least 50 dwellings (net) between 5 and 7km from the SPA boundary.
